Wescom Central Credit Union is aware that current economic conditions have created a challenging situation for many individuals and families to meet their financial obligations. If you are facing difficulties making your mortgage payments, please contact us. The good news is programs are available for homeowners having difficulty with their mortgage payment. The sooner you contact your lender, the more options you will have to avoid foreclosure. Whether your loan is with Wescom Central Credit Union or another lender, it is important to contact your lender as soon as you recognize a problem making your mortgage payments.

The Consequences of Foreclosure

It is important to understand what could happen if a lender forecloses on your home:

  • The money you have invested in your home will be lost
  • Negative consequences to your credit score
  • Negative impact on your ability to obtain a mortgage in the future
  • You could be held liable for any losses the lender incurs

The Consequences of Foreclosure

The right option for you depends on your individual circumstances. If you provide all required information and documentation about your situation, we can determine if you qualify for temporary or long-term relief, including solutions that may allow you to stay in your home (refinance, repayment, forbearance, loan modification) or leave your home while avoiding foreclosure (short sale or deed-in-lieu of foreclosure).

Send Us the Information We Need to Help You

Requesting help is the first step.

Start by providing information and documentation to help us understand the challenges you are facing. To do this, follow the detailed instructions on the Homeowners Checklist to complete and submit your Borrower Response Package.

When information has been compiled please send the completed Borrower Response Package to us.

Within 5 business days of receiving your package, we will review and send you a notice of incompleteness in the event there is any missing information or documentation that you must still submit. We cannot guarantee that you will receive any (or a particular type of) assistance. As your mortgage loan servicer, we will work with you in an effort to make your mortgage payment affordable. You will not pay any fees to take advantage of this opportunity to modify your mortgage loan payment and keep your home.

Within 30 days of receipt of a complete Borrower Response Package, we will let you know which foreclosure alternative, if any, are available to you and will inform you of your next steps to accept the offer. However, if you submit your complete Borrower Response Package less than 37 days prior to a scheduled foreclosure sale date, we will strive to process your request as quickly as possible, but you may not receive a notice of incompleteness or a decision on your request prior to sale.

Escalations

We're here to help! If you have experienced any of the following events related to the processing of your foreclosure avoidance, please contact us at escalatedhomeownersassistance@wescom.org or toll free at 1-844-324-7796, Ext. 4072.

  • Your Servicer did not evaluate your loan for foreclosure prevention alternatives.
  • Your loan was inappropriately denied a foreclosure prevention alternative.
  • You have experienced fraudulent servicing practices.
  • Your loan had foreclosure proceeding initiated inappropriately, or your servicer failed to suspend a foreclosure action as required.
  • You intend litigation in relation to a foreclosure action.
  • You are aware of a violation of FNMA guidelines or other required time frames for member outreach, evaluation or time permitted for response.

Wescom Central Credit Union will make every attempt to resolve any concerns within 15 days. If additional time is needed, we may extend your resolution date for an additional 15 days. Within 5 business days of obtaining a resolution, we will contact you in writing with the resolution that was identified.

BEWARE OF FORECLOSURE RESCUE SCAMS - TIPS - WARNING SIGNS

Scam artists are stealing millions of dollars from distressed homeowners by promising immediate relief from foreclosure, or demanding cash for counseling services when HUD-approved counseling agencies provide the same services for FREE. If you receive an offer, information or advice that sounds too good to be true, it probably is. Don't let them take advantage of you, your situation, your house or your money. Remember, help is FREE.

How to Spot a Scam — Beware of a company or person who:

  • Asks for a fee in advance to work with your lender to modify, refinance or reinstate your mortgage.
  • Guarantees they can stop a foreclosure or get your loan modified.
  • Advises you to stop paying your mortgage company and pay them instead.
  • Pressures you to sign over the deed to your home or sign any paperwork that you haven't had a chance to read, and you don't fully understand.
  • Claims to offer "government-approved" or "official government" loan modifications.
  • Asks you to release personal financial information online or over the phone and you have not been working with this person and/or do not know them.

How to Report a Scam

  • Go to www.preventloanscams.org and fill out the Loan Modification Scam Prevention Network's (LMSPN) complaint form online and get more information on how to fight back. Note: you can also fill out this form and send to the fax number/e-mail/address (your choice!) on the back of the form.
  • Call 1-888-995-HOPE (1-888-995-4673) and tell the counselor about your situation and that you believe you got scammed or know of a scam.
